What is Heritage Acres?
Heritage Acres is a residential subdivision located between Webb City, Carterville, and Carthage featuring easy access to the surrounding cities while providing a quiet and comfortable place to live. Lots generally run in the 0.8 to 1.2 acre range, and the existing residences are between 1,400 and 5,000 sq ft.

Are there lots available?
There are a few privately owned lots still for sale by their current owners. All remaining undeveloped lots are owned by TR Smith Construction, Inc.

Is there a Homeowner’s Association?
Yes, Heritage Acres is governed by its Covenants and Restrictions, which include a Property Owner’s Association.

What are the annual fees?
The fees are $200 for 2020. The fees are subject to change and are often discussed and adjusted as needed at the annual meeting.  These funds are used to maintain the subdivision’s assets, including the roads. All of the subdivision’s streets are paved.

What services and utilities are available?
The utilities and services available in the subdivision and their providers are:
Water: PWSD #3
Sewer (with some exceptions): City of Carterville
Trash: Republic Services
Cable/Internet: Optimum
Underground electric: Liberty Utilities
Natural Gas: Spire
